How many mortgages were in default during the Great Depression?
As with today's crash, the 1930s fall coincided with a rash of mortgage defaults and foreclosures. According to Wheelock (2008), by 1933, 13.3 of every 1,000 mortgages in the United States was in foreclosure, and by the beginning of 1934, almost half of all outstanding urban home mortgages were delinquent.
With the onset of the Depression, the number of foreclosures rose still higher, from 134,900 in 1929 to 252,400 in 1933. 6 The foreclosure rate, shown in Figure 1, increased from 3.6 per 1,000 home mortgages in 1926, the first year data are available, to a high of 13.3 per 1,000 mortgages in 1933.
1933: 40-50% of mortgages are in default
By 1933, the bank failures that occurred due to the stock market and housing crash had affected the U.S. economy in a big way.
By 1933, 40 to 50 percent of all home mortgages in the United States were in default. The home financing system was sliding toward complete collapse. The default and subsequent foreclosure of mortgages was a major contributor to the banking crisis of the early 1930s.
Between 1900 and 1930, both interest rates had an increasing trends (see Figure 2). After 1930 mortgage interest rates declined from 5.95 percent down to around 4.9 percent. ...
If mortgage cramdowns had been allowed in bankruptcy court, their “back-of-the-envelope” calculation estimates the U.S. would have had 500,000 fewer foreclosures from 2008 to 2013. Over 5 million foreclosures were completed in the U.S. from 2008 to 2013.
In all, 9,000 banks failed--taking with them $7 billion in depositors' assets. And in the 1930s there was no such thing as deposit insurance--this was a New Deal reform. When a bank failed the depositors were simply left without a penny.
The nation's overall mortgage delinquency rate was 2.8%, unchanged on both on a yearly and monthly basis. The overall U.S. mortgage delinquency rate has held at less than 3% since February 2023.
The FHA was successful at stabilizing and then stimulating national housing markets and extending housing credit to Americans for whom homeownership had once been out of reach. FHA loans—mortgages insured by the FHA and issued by an FHA-approved lender—still exist today.
Following the drastic increase directly after the outbreak of the pandemic, delinquency rates started gradually declining and reached 3.62 percent in the third quarter of 2023. The mortgage delinquency rate is the share of the total number of mortgaged home loans in the U.S. where payment is overdue by 30 days or more.
Was it easier to buy a house during the Great Depression?
The median annual pay during the Great Depression was 22% of the cost of an average home. Today, it's 14%. It's harder to buy a house today than it was during the Great Depression.
The average income was $1,368, and the average unemployment rate in the 1930s was 18.26 percent, up from the average of 5.2 percent in the 1920s.
The average 30-year fixed rate reached an all-time record low of 2.65% in January 2021 before surging to 7.79% in October 2023, according to Freddie Mac.
Interest rates reached their highest point in modern history in October 1981 when they peaked at 18.63%, according to the Freddie Mac data. Fixed mortgage rates declined from there, but they finished the decade at around 10%.
An example of the former is the Fed's decision to raise interest rates in 1928 and 1929. The Fed did this in an attempt to limit speculation in securities markets. This action slowed economic activity in the United States.
More than 236,000 homes were lost to foreclosure in California last year, topping the previous nine years combined, data released Tuesday show. And the number of borrowers who defaulted on their payments hit a record high of more than 404,000.
Michael Burry is an investor who profited from the subprime mortgage crisis by shorting the 2007 mortgage bond market, making $100 million for himself and $700 million for his investors. Burry shut down his hedge fund, Scion Capital, in 2008.
Who Suffers the Most in Foreclosure? Homeowners suffer the most in foreclosure because they lose the home that they live in as well as take a huge financial loss due to the foreclosure.
As Frederick pointed out in a 1936 speech, many banks had failed, but a great many more — totaling over 14,000 by 1933 — had not failed. They adapted to the changing times and found solutions to keep their promises to their customers and continue providing financial credit to the community.
Banks failed—between a third and half of all U.S. financial institutions collapsed, wiping out the lifetime savings of millions of Americans. The familiar narrative of the Great Depression places banks among the institutions that suffered fallout from the crisis.
Did banks run out of money during the Great Depression?
Another phenomenon that compounded the nation's economic woes during the Great Depression was a wave of banking panics or “bank runs,” during which large numbers of anxious people withdrew their deposits in cash, forcing banks to liquidate loans and often leading to bank failure.

The US housing is now beyond reach for the average American as prices have skyrocketed in the last four years. According to a new report, 99% of Americans cannot afford to buy a house anywhere in the country.
The share of US homes that are mortgage-free jumped 5 percentage points from 2012 to 2022, to a record just shy of 40%.
