How many missed payments before you lose your house?
If you miss one mortgage payment, lenders will often issue you a 15-day grace period to pay without incurring a penalty. If you miss four consecutive mortgage payments (or are 120 days late), most lenders begin the process of foreclosure on your home.
In general, a lender won't begin foreclosure until you've missed four consecutive mortgage payments. Timing can vary from lender to lender as well as on the state of the housing market at the time. Lenders generally prefer to avoid foreclosure because it is costly and time-consuming.
What Happens with the Third Missed Mortgage Payment. If you miss three payments, you will get a notice that says how much money you owe. You have 30 days to pay the money. If you get a notice from the lender that says they are starting the formal foreclosure process, this is what it means.
Two Months Late
After two months, you can expect not only the late fees and the punch to your credit, but your lender is likely to take more serious actions. Being two months late is a clear indicator of financial distress; you may receive formal pre-foreclosure notices.
A nonjudicial mortgage foreclosure can take about 120 days, or four months, to complete. Judicial foreclosures vary depending on your state. In California, this process can take two to three years. If you've fallen behind on your mortgage payments, the threat of foreclosure can become overwhelming.
After you've missed payments for 120 days and haven't made arrangements to pay back the money, your loan servicer may seek court approval to place a lien on your property. That starts the official foreclosure process.
Once you're 120 days past due, if you haven't arranged to make repayments with your bank, your loan servicer can start the legal foreclosure process. It can also add attorney fees to your balance. The loan servicer's attorney will schedule a home sale and notify you of the foreclosure date.
The recovery time can also depend on the event. It may take a few months to recover from a hard inquiry, a few months (or years) to recover from a 30-day late payment, and much longer to recover from a 90-day late payment or other major negative mark (such as a foreclosure).
Ask the lender to remove it with a goodwill letter
Ask them to forgive the late payment and assure them it won't happen again. If they do agree to forgive the late payment, your creditor should adjust your credit report accordingly. Creditors don't always forgive late payments, but it doesn't hurt to try.
The loan servicer will send a "demand" or "breach" letter pointing out that terms of the mortgage have been violated. You will be given 30 days to pay the delinquent amount and the late charge. The servicer will begin the process of bringing a legal action for foreclosure.

Forbearance is a process that can help if you're struggling to pay your mortgage. Your servicer or lender arranges for you to temporarily pause mortgage payments or make smaller payments. You still owe the full amount, and you pay back the difference later. Forbearance can help you deal with a financial hardship.
Falling behind on payments or missing payments, though, can lead to what's called mortgage default. Once this happens, your house can go into foreclosure, and you may lose your home altogether.
The length of this grace period varies by lender, but it's usually around 15 days. If your mortgage is always due on the first of the month, then your grace period should give you until the 16th of the month to make your payment penalty-free.

Your loan must be current when you apply, with no more than 45 days since your last installment payment. Your mortgage must not have any payments late by 60 days or more in the 12 months before your credit report is pulled.
The amount of time in the mortgage payment grace period varies by lender, but it's usually 15 days or 2 weeks. If you don't make your payment within this timeframe, you could be charged a late payment fee (which can be a set amount or based on your principal and interest).
