In July 2003, businessman Donald Trump announced the formation of Trump Mortgage Services, a mortgage broker for his own projects and other commercial development projects. Trump Mortgage LLC was later formed in April 2005.
And while 40 Wall Street is one of Trump's largest holdings, he doesn't actually own the property. Rather, he owns the “ground lease” to the 72-story building, which requires him to pay rent to the landowners — the obscure but wealthy Hinneberg family of Germany.

Forbes has estimated his wealth for decades and estimates it at $3.7 billion as of April 2024, with Trump making much higher claims. Trump received gifts, loans, and inheritance from his father. His primary business has been real estate ventures, including hotels, casinos, and golf courses.

The hotel units are owned by the General Electric (GE) Pension Trust and Galbreath & Company, who partnered with Trump in the 1990s residential conversion. The Trump Organization owns one of the condominiums, the parking garage, the restaurant space, the room-service kitchens, and the bathrooms in the lobby.
Trump was subsequently indicted in Georgia and Washington, D.C. for plotting to overturn his 2020 election loss, and in Florida for hoarding classified documents. With the deteriorating partnership between Trump and Hyatt, the Pritzker family, which operated the Grand Hyatt, acquired Trump's stake in the hotel in 1996. The Project Commodore skyscraper was announced for the site in 2019, and the Grand Hyatt temporarily closed in 2020 during the COVID-19 pandemic in New York City.
